Έφτασε λοιπόν και το 2009. Εάν εξετάσουμε το 2008 μπορούμε να συμπεράνουμε εύκολα ότι ήταν μία πολύ διαφορετική χρονιά από τις προηγούμενες τόσο στην αγορά ακινήτων όσο και στην οικονομία της Ελλάδας αλλά και του κόσμου. Είναι μία γενική παραδοχή ότι ειδικά η οικοδομική δραστηριότητα στην χώρα μας έχει μειωθεί αρκετά αλλά οφείλουμε να εξετάσουμε το ενδεχόμενο ότι υπάρχουν και θετικές πτυχές στις εξελίξεις του τελευταίου έτους.
1. Προσφορά κατοικιών
Καταρχήν εφόσον έχει αυξηθεί υπερβολικά η προσφορά κατοικιών σε κάποιες περιοχές της χώρας είναι λογικό να σταματήσει η οικοδομική δραστηριότητα σε αυτές. Εφόσον για παράδειγμα διάφορα δημοσιεύματα μιλούν για 120.000 κατοικίες διαθέσιμες μόνο στην Αττική καλό είναι να απορροφηθεί ένα μεγάλο μέρος τους προτού ξεκινήσουν να κατασκευάζονται άλλες. Ενώ όπου η ποιότητα κατασκευής είναι χαμηλή τα ακίνητα δύσκολα θα πουληθούν. Άρα θα λάβουν το μήνυμα οι κατασκευαστές ότι όλοι αναζητούν μία αξιοπρεπή ποιότητα κατασκευής και σχεδιασμού, πράγμα σίγουρα θετικό.
2. Αναπροσαρμογή τιμών
Παρατηρείται επίσης μία αναπροσαρμογή των τιμών που κυμαίνεται μεταξύ 10% και 15%, ενώ δεν είναι γενικευμένη προς το παρών. Μήπως όμως πρέπει να θυμηθούμε ότι κατά την επταετία 2000 – 2007 οι τιμές ανέβαιναν με ρυθμό 10% – 15% ετησίως. Οπότε το να υπάρξει και μία γενικευμένη αναπροσαρμογή τιμών το 2009 με μειώσεις αυτών των ποσοστών σε σχέση με το 2007 δεν είναι κάτι το τρομερό. Πολλοί παράγοντες της ελληνικής αγοράς θα συμφωνήσουν ότι είναι και αναμενόμενο. Ενώ ειδικά οι κατασκευές που ποιοτικά και αρχιτεκτονικά είναι μέτριες είναι λογικό να υποστούν μείωση της τιμής τους.
3. Τράπεζες και επιτόκια
Οι τράπεζες έχουν γίνει ιδιαιτέρως αυστηρές με την χορήγηση δανείων. Από την άλλη όμως Τα επιτόκια στεγαστικών δανείων του 3,5% που υπήρχαν το 2003 φαντάζουν πλέον άπιαστο όνειρο και πιθανότατα είναι – όπως και η 100% χρηματοδότηση μίας αγοράς. Στα επιτόκια όμως έγινε ήδη μία μείωση το Δεκέμβριο του 2008 (της τάξεως του 0,50% με 0,75%) η οποία θα συνεχιστεί, έστω και με αργούς ρυθμούς, το 2009. Από μία άποψη είναι καλύτερα οι τράπεζες να χρηματοδοτούν ανθρώπους που μπορούν να αγοράσουν και να ξεπληρώσουν το ακίνητο που θέλουν παρά να τους αφήνουν να οδηγηθούν σε μία δύσκολη οικονομική κατάσταση.
Δεν είμαστε αφελείς. Γνωρίζουμε ότι οι τράπεζες δεν το κάνουν για το καλό του κόσμου αλλά για την δική τους ασφάλεια. Πρέπει όμως να παραδεχτούμε ότι δεν είναι δυνατόν όλοι να αποκτήσουμε κατοικίες των 120 μ2 και 140 μ2 όταν τα εισοδήματα μας δεν το επιτρέπουν. Με άλλα λόγια δεν μπορούμε να χρεωνόμαστε περισσότερα από όσα μπορούμε να πληρώσουμε.
4. Εξυπηρέτηση των ενδιαφερόμενων αγοραστών
Η παρούσα φάση κάνει τους ενδιαφερόμενους για αγορά ακινήτου πιο προσεκτικούς και πιο απαιτητικούς. Έτσι σήμερα οι κατασκευαστές, οι ιδιώτες πωλητές, οι κτηματομεσιτικές και οι σύμβουλοι ακινήτων υποχρεώνονται να μπορούν να αποδείξουν ότι η τιμή ενός ακινήτου δικαιολογείται από τα χαρακτηριστικά του όπως τη τοποθεσία του και την ποιότητα κατασκευής του. Ο επαγγελματισμός και η σωστή ενημέρωση θα ξεχωρίσουν από την αγορά ακινήτων ωφελόντας αγοραστές και πωλητές.
Το συμπέρασμα
Μην ξεχνάμε ότι η οικονομία της Ελλάδος σύμφωνα με διεθνείς οργανισμούς και προβλέψεις βρίσκεται σε καλύτερη μοίρα σε σχέση με άλλες χώρες. Οι προβλέψεις αυτές δεν γίνονται επειδή τρέφουν κάποια ιδιαίτερη συμπάθεια στη χώρα μας και για αυτό πρέπει να τις εξετάζουμε πολύ σοβαρά. Φυσικά υπάρχουν προκλήσεις αλλά είναι υποχρέωση της εκάστοτε κυβέρνησης να τις αντιμετωπίσει.
Σε τελική ανάλυση το 2009 θα ωφελήσει τους ενδιαφερόμενους αγοραστές ακινήτων από πολλές απόψεις. Θα βρουν καλύτερες τιμές, περισσότερες ευκαιρίες ενώ θα ξεχωρίσουν τους επαγγελματίες για την ενημέρωση τους και για να τους βοηθήσουν να βρουν αυτό που αναζητούν. Παράλληλα όμως θα προσαρμόσουν και τις απαιτήσεις τους σε πιο ρεαλιστικά και προσιτά από οικονομική άποψη ακίνητα που ταιριάζουν στις δικές τους ανάγκες. Ενώ τα επόμενα έτη που θα ανακάμψει η αγορά θα νιώσουν ακόμη πιο ικανοποιημένοι με τις αγορές που έκαναν το 2009. Παράλληλα το έτος αυτό είναι μία πρόκληση για όλους τους επαγγελματίες της αγοράς να βελτιωθούν και να σταθούν στο ύψος των περιστάσεων. Από κάθε άποψη λοιπόν το 2009 θα είναι το έτος των αγοραστών.
